Franklin homes and the concrete around them

Franklin is home base for us, so a good part of our week is spent here. The calls cover a lot of ground, from older houses close to downtown with walks and drives that have been patched for years, to newer neighborhoods where the driveway has started to crack or drop at the garage, to bigger lots on the edges of the city where a long drive or a shop floor is the job. We also work the cities around it, from Brentwood down to Spring Hill, and plenty of places in between.

That mix shapes the work. Older places usually mean breaking out an old slab and working around mature yards and tight side access, while plenty of lots here sit above or below the street, so every slab has to be set to carry water past the house.

Concrete services we do around Franklin

  • Concrete driveway building

When an older Franklin driveway has sunk, cracked across or holds water near the garage, we tear it out, rebuild the base and pour a slab that drains.

  • Concrete patio construction

A backyard patio on a sloped lot needs its fall worked out first, so rain runs toward the yard instead of back against your house.

  • Stamped concrete services

Stamped concrete gives a patio, walk or entry the look of stone or brick, which fits a lot of the traditional-style homes we work beside here.

  • Concrete sidewalk building

A front walk that has settled into a trip edge gets cut out and replaced on a packed base, with joints placed where cracks should go.

  • Garage floor concrete

Garage floors in older houses here are often pitted, stained or cracked through, so we replace the slab with a smooth finish that sheds water toward the door.

  • Decorative concrete

We add color and texture to entries and garden paths once the drainage and base are settled, because a finish only lasts as long as what's under it.

  • Concrete retaining walls

On sloped yards a concrete wall can hold back a bank and make room for a flat patio or drive, with drainage built in behind it.

  • Concrete floor installation

We pour floors for basements, shops and outbuildings over a dug-out, packed base, so the floor stays flat under heavy storage and equipment.

  • Concrete pool decks

A pool deck here has to drain away from the water and the house at the same time, with a textured surface that helps wet feet grip.

  • Concrete steps construction

Front and back steps that have pulled away from the house or crumbled at the edges get rebuilt with even risers you can climb without looking down.

  • Slab foundation building

For additions and new homes here, we dig out and pack the ground, set the steel and pour the slab the house sits on, to the approved plans.

  • Foundation installation

When an addition or new house calls for footings and walls instead of a slab, we form and pour them to the engineer's drawings.

  • Concrete parking lot building

Churches, shops and small offices around Franklin get concrete lots sloped to carry water off and thick enough for delivery trucks, with lines and joints planned together.

  • Concrete footings

Footings carry the weight of porches, garages and additions, so we dig them down to firm, undisturbed ground before any wall or post goes on top.

  • Foundation raising

When a slab or a corner has settled, we find out why before lifting and supporting it, and we bring in an engineer when the job calls for one.

  • Concrete cutting

We make clean saw cuts for a door, a plumbing trench or part of an old slab, so the concrete that stays keeps a straight, clean edge.

Franklin permits, licenses and what sets your price

In Franklin, building permits come from the city's Building and Neighborhood Services Department. Its list covers new construction, additions, pools and most repair work, so a slab or foundation for an addition goes through it, but a driveway or patio on its own isn't spelled out, so we ask the department about your address before we set a date. When a permit is needed it has to be in hand before the pour, so it can decide the start. Work over $25,000 has to be permitted by a State of Tennessee licensed contractor, and the city wants a copy of that license and a certificate of insurance before it issues any permit, so ask any contractor you're weighing for both. We're licensed and insured, we handle the permit paperwork that's ours to pull, and if part of the job belongs to another trade or needs an engineer, I'll tell you who that is.

On older, narrower streets, parked cars and tight drives decide where the concrete truck can sit and whether we wheel or pump the concrete in, and we run into the same question on jobs in Brentwood and Nolensville. Access is one thing that moves your price. The others are the size and thickness of the slab, whether an old one has to be broken out and hauled off, how much digging and base work the ground needs, and the finish you pick. The schedule turns on the permit, the weather on pour day and curing, the days the concrete needs to gain strength before you put weight on it. Your written estimate spells out what's included and what isn't.

Why Franklin slabs crack, sink and hold water

  1. Most of what we're called out for starts with water. On a lot that slopes, or a patio poured flat against the back wall, rain runs toward the house, pools at the garage door or soaks the dirt under the slab until it gives. Before color or finish comes up, I look at where your water goes, and we set the slab to fall away from the house.

  2. Cracks and sinking usually trace back to the base. A slab rests on its subgrade, the dirt and packed stone under it, and when that was only raked level the slab settles right along with it. We dig out soft ground, pack the base in layers and add rebar, steel inside the slab that holds cracked pieces together, where the job calls for it. Concrete still cracks, so we cut control joints, shallow grooves that give it a straight place to crack instead of a random one. If the budget's tight, I'll steer you to a plainer finish before I'll thin the base, because you can redo a surface but you can't fix what's under it without tearing the whole thing out.

How a concrete job runs when you call us in Franklin

From your first call to the final walk-through, here's who does what and what you get at each step.

  1. Call or send the form

Call (615) 716-3053 or send the form with a few lines about the job. We'll set a time for me to come out that works for you.

  2. I look at your property

I come out myself to look at the ground, the drainage and how the job fits your lot, and it helps if you can walk it with me. You get a written estimate afterward, so you know what you'd be paying for before you decide anything.

  3. Our crew does the work

I lead the crew that digs out, packs the base, sets the forms and pours, and you don't need to be home while we work. If the job needs a city inspection, one called in before noon goes on the next day's schedule, so we plan the pour around it.

  4. We walk the finished job

I walk the finished slab with you and tell you when it's ready for feet and when it's ready for tires. Satisfaction guaranteed on every job.

Questions about concrete work in Franklin

Call (615) 716-3053

The price of a Franklin driveway is set mostly by its size, any old slab that has to come out, the base work under it and the finish on top. A plain broom finish, the light brushed texture that gives tires and shoes grip, costs less than stamped or colored concrete, while a long drive or a hard truck route adds to it. If you need to trim the budget, I'll suggest a simpler finish before a thinner base, and you get your number in a written estimate after I see the site.

A slab that's sinking or holding water usually gets worse with every hard rain, so the sooner I see it, the more ways we have to fix it.
