Is stamped concrete a good fit for your Franklin patio or driveway?

Stamped concrete is a regular poured slab that we color, press with rubber stamp mats while it's still soft and then seal, so a patio, walkway or driveway in Franklin, TN can look like stone, brick, wood plank or tile with the same solid slab underneath as plain concrete.

Most calls start with an old slab that's cracked and sinking, or a new concrete patio or drive that you'd like to look like more than a gray rectangle. What moves the price is the size of the area, how much digging and base work the ground needs, the pattern, how many colors go into it and whether cars will drive on it. The schedule turns mostly on the weather and on curing, the wait while the slab hardens before you use it. Your written estimate spells out what's included and what isn't, so you'll see your own number and what it buys. We're based in Franklin and work across the cities around it, from Brentwood and Nolensville down to Spring Hill and Columbia.

How do you know your patio or driveway is ready for stamped concrete?

  1. Cracks and sunken corners

Long cracks and corners that have dropped usually mean the old slab sat on dirt that was raked level instead of dug out and packed. Waiting lets more water get underneath, so the gaps widen and the trip edges get worse.

  2. Water sitting by the house

Puddles that hang around after rain, or a slab that tips back toward your foundation, mean the water has nowhere to go. The longer that runs, the more it wears the concrete and the more water ends up along your house.

  3. Flaking or dusty top

A surface that sheds grit or peels in thin flakes usually means the top layer was weak from the day it was poured. It only gets rougher, and patches rarely match, so this is often when people replace the slab with something they'll enjoy looking at.

Our stamped concrete services, from the base up

Before color ever comes up, I ask where your downspouts empty, because that decides which way we slope the slab. Then we dig out and pack the subgrade, the ground the slab sits on, since a base that's only raked level settles and takes the concrete down with it. We set forms, lay rebar, the steel inside that keeps cracks tight, where the job calls for it, and pour early enough to stay ahead of the midday heat that leaves a weak, dusty top. While the concrete is still soft we color it, press the pattern in and place the control joints, the cut lines that tell a crack where to go, along the grout lines so they hide in the pattern. We'll help you choose between color mixed through the whole slab and color worked into the top, based on whether it's a patio or a driveway. If the budget gets tight, I'd rather you pick a simpler pattern than cut the base, because nobody sees the base on day one and it's the one part you can't fix later without tearing everything out.

Stamped work usually sits next to plain concrete. A stamped patio often needs a concrete sidewalk out to the drive or front door, and we match the height and slope so water doesn't stall where the two meet. When a stamped driveway runs up to a cracked or sunken garage, we can take on the garage floor concrete too, so the edge at the door lines up.

  • Color worked into the top

This is color hardener, a powder we work into the surface, and it's the usual pick for a driveway or anything that takes traffic. The color lives only in that top layer, so a deep chip shows gray underneath, and the hardener has to be spread and smoothed evenly or it comes out blotchy.

  • Color mixed through the slab

Integral color runs the full depth, so a chip or a saw cut shows the same color as the surface, which makes it the most forgiving choice and where I often start on a patio. It won't reach the deepest or brightest tones, so if you want a bold color we'll talk that through.

  • Stone, brick, plank or tile

Every pattern goes on the same slab, so pick the one that suits your house and how you'll use the space. Deep, busy textures look great but hold more leaves and grit, which matters on a patio under trees.

What happens when you call about stamped concrete in Franklin?

Here's how a stamped concrete job runs from your first call to the day I walk the finished slab with you.

  1. Call or send the form

Tell us the rough size, whether it's a patio, walkway or driveway, and a look you like, and we'll set a time for me to come out. Photos of the area help if you have them.

  2. I check ground and drainage

I come out myself to look at the ground, where the water runs and how the slab fits the house and yard. Color and pattern come into it once we know what's going under them.

  3. You get a written estimate

It spells out what's included and what isn't, so you know exactly what you're paying for and why we picked what we picked. We also sort out the permit side with the right local office before work starts.

  4. Pour, stamp, seal, walk through

I lead the crew through the base, the pour, the stamping and the sealer. When it's done, I walk the finished job with you and go over when you can use it and how to look after it.

Why Franklin homeowners call Superior Franklin Concrete for stamped concrete

  1. The owner writes your estimate

I come out to every job myself, write the estimate and lead the crew that does the work. The person who told you what's going under your slab is the one there the day it goes in.

  2. Running our own business since 2021

I learned concrete on other people's crews before starting this business in 2021, after years at an office job. I like jobs with a puzzle in them, like a steep bank or a tight entrance, so an awkward yard is welcome here.

  3. Licensed and insured, just ask

We're licensed and insured. You're welcome to ask about either at the estimate, because you shouldn't have to take a contractor's word for it.

  4. We say whose call it is

When part of a job is the city's call or an engineer's, I tell you straight out and who to talk to. In Franklin, grading, street-edge and building questions go to different offices, so knowing which one saves you a runaround.

If you're ready to talk color and pattern, I'll start with the ground and the water. Tell us about your project or call (615) 716-3053.

Stamped patios, walks and drives in Franklin

In Franklin, any project that disturbs 5,000 square feet or more of ground needs a Stormwater & Grading Permit, and that application goes to the city's Engineering Department. A backyard patio usually disturbs far less than that, but a long driveway with regrading can get close, so we measure before anything else gets decided. Building permit questions, fees included, go to the city's Building & Neighborhood Services department. We find out which office covers your address and handle the permit paperwork that's ours to pull, and if part of the job belongs to another trade or needs an engineer, I'll tell you who that is. Franklin also bills every property a stormwater fee based on its hard surface, the roofs and paving that rain runs off, and a stamped slab is hard surface.

Around Franklin we pour a lot of stamped patios behind newer houses, where the downspouts often dump right where the patio wants to go. We sort that out first, and we see the same thing on jobs in Brentwood and Spring Hill.

Installed stamped concrete in the Nashville area usually runs about $13 to $26 per square foot, and that's the going market price for the finished slab, not our price. Where your job lands depends on the base work, the pattern, the colors and whether it has to carry cars. Your on-site estimate gives you our number, with what's included and what isn't.

  • Concrete sidewalk building

A worn or cracked walk can make a new stamped patio look out of place, and a fresh sidewalk gives you a level path to the door.

  • Garage floor concrete

If your garage floor is cracked, flaking or sunk below the driveway, pouring a new one gives your cars and storage a flat, solid slab to sit on.
