What goes into building a concrete patio in Franklin?

Concrete patio construction in Franklin means building an outdoor slab from the ground up, so you get a level place for a table, chairs or a grill that sheds rain and stays solid underfoot. Most of the work happens before any concrete shows up, in the digging and the base, and the pour waits for the right weather.

Most calls start with an old patio that's cracked, sunk at one corner or holds water after a storm, or with a patch of grass where you'd like a place to sit. The price mostly moves with the size, how much digging and base your ground needs, whether there's an old slab to break out, how close the truck can get and the finish you pick, since a plain textured top costs less than a stamped pattern. The schedule turns on two things, the weather on pour day and curing, which is the wait after the pour while the concrete gains strength before you use it. Your written estimate spells out what's included and what isn't, so you'll see where the money goes.

How can you tell your patio needs to be replaced?

  1. Puddles that won't drain

If water sits on the slab after rain or runs back toward your door, the patio was either never sloped right or it has settled and tipped. Every storm you wait sends more water toward your foundation instead of out into the yard.

  2. A corner that's sinking

A low corner or a step down at one edge usually means the base under it was raked level instead of dug out and packed, so the dirt kept settling. The longer it goes, the wider the gap gets and the worse the trip edge becomes.

  3. Cracks running every which way

Cracks that wander across the slab in no pattern usually mean the joints were cut late or never cut, so the concrete cracked where it wanted to. Those cracks let water under the slab, and that's how a cracked patio turns into a sinking one.

How we handle concrete patio construction

I start with water, because where the rain goes decides how a patio holds up. We dig out the soft topsoil down to firm subgrade, the ground the slab rests on, then lay and pack a crushed stone base so it doesn't settle later. The forms go in with a slope that carries rain away from the house, and where the slab calls for it we lay in rebar, the steel that holds the concrete together if it cracks. On pour day we keep an eye on wind and heat, since they're hard on fresh concrete, and we finish the top with a texture that keeps its grip when it's wet. Then we cut control joints, shallow grooves that give the slab a straight place to crack instead of a random one, and let it cure. If the budget gets tight, I'd rather keep the base and go simpler on the finish, because you can't fix a bad base later without tearing the patio out.

Patios rarely stand alone. Plenty of yards also need a walk from the driveway or the back door, and we pour that as concrete sidewalk building on the same kind of base so the two meet cleanly. If you want pattern and color on the patio itself, that's our stamped concrete services, and we'll talk it through once the drainage and base are settled.

A broad stamped concrete patio surrounds a home, with curved stone retaining walls and a circular built-in feature.
  • Broom-finished patio

A broom finish is the fine texture we drag across the fresh concrete so it grips when wet, and it suits most back yards where the money should go into the base and the size. It's the plain choice and usually the least expensive finish we offer.

  • Colored or stamped patio

Color and patterns suit a patio that's part of how the house looks from the yard, like one off a sunroom or beside a garden bed. They take more steps and more skill on pour day, so they cost more and leave less room for a crew that hasn't done them before.

What happens after you call about a patio in Franklin?

Here's how a patio job runs with us, from your first call to the walk-around on the finished slab.

  1. Call or send the form

We get back to you and set a time for me to come out to your house. If there's an old patio, a slope or a tight gate, mention it so I know what to look for.

  2. I look at your ground

I check the ground, where the water runs and how the patio fits the house, then write the estimate myself. It spells out what's included and what isn't, so the price makes sense before you agree to anything.

  3. We handle permits and build

We sort out the permit side with the right local office, then I lead the crew through the dig-out, base, pour and finish. If part of the job belongs to another trade or needs an engineer, I tell you who that is.

  4. Walk the finished patio together

When the slab is done, I walk it with you and tell you when it's ready for foot traffic and furniture. Satisfaction guaranteed on every job.

Why Franklin homeowners call Superior Franklin Concrete for patios

  1. The owner writes every estimate

I come out to every job myself, write the estimate and lead the crew that does the work. The person who promised you a slope and a base is the one standing there when it's poured.

  2. Running our own jobs since 2021

I learned concrete on other people's crews and started this business in 2021, so we're five years in. I like a job with a puzzle in it, like a steep bank or a tight gate, and back yards have plenty of those.

  3. Licensed and insured, ask anytime

We're licensed and insured, and you're welcome to ask about both when I come out. In Franklin it matters more on a bigger job, because past a set cost the city wants a state-licensed contractor to pull the permit.

On a patio, what's under the slab and where the water goes matter more than the color, so that's where I start. Set up a time for me to see your yard, or call (615) 716-3053.

Concrete patios, walks and permits in Franklin

Franklin requires a building permit for all new construction, renovations and most repair work, and the city's construction rules name decks and pools but not concrete patios. That leaves it unsettled whether your patio needs one, so I won't tell you it doesn't. We find out which local office covers your address and handle the permit paperwork that's ours to pull. If your house sits in a historic overlay, the city wants you in touch with its Historic Preservation Planner before any construction permit is issued. A project that disturbs a large area of ground also needs a separate stormwater and grading permit through the city's engineering department.

Most Williamson County soil is rated low for shrinking and swelling, so in Franklin the ground itself usually isn't what moves a patio. A thin base or water running the wrong way causes far more trouble, so that's where we spend our time here and on jobs across the cities around it, from Brentwood down to Spring Hill.

Questions about concrete patios in Franklin

Call (615) 716-3053

Your price comes from a written estimate after I've seen the yard, because the ground and drainage there change the cost more than anything you could tell me on the phone. The estimate spells out what's included and what isn't, so you can see where a smaller size or a simpler finish would bring it down. Call (615) 716-3053 to set up a visit.

  • Stamped concrete services

If a plain slab feels too bare for the yard, a stamped pattern can give your new patio the look of stone or brick without loose pavers.

  • Concrete sidewalk building

A solid walk from the driveway or back door means fewer muddy shoes and a dry path out to the patio after a heavy rain.
