Agreeing to these terms
These terms cover your use of the Superior Franklin Concrete website and any work you ask us to quote or do. By using our website or booking an estimate with us, you agree to them, so if you don't, please don't use the site.
When we give you a signed estimate or contract for a specific job, that document controls wherever it says something different from this page.
What we do
Superior Franklin Concrete is a licensed and insured concrete contractor in Franklin, TN. We build driveways, patios, sidewalks, steps, pool decks, garage floors, slab foundations, footings and retaining walls, and we do stamped and decorative work, concrete cutting and foundation raising for homes and businesses in Franklin and the cities around it. You can read more about our crew on our About page.
What this site says about our services is general information, not a quote or a promise about your job, because every yard, slope and old slab is different.
Estimates and pricing
Our estimates are free, done in person and come with no obligation. Your written estimate lists the work and the price, and that price depends on things like the size and thickness of the slab, how much old concrete comes out, how much digging and base work the ground needs, how easily the truck can reach the spot and any finish or color you choose.
An estimate is based on what we can see before the job is open. If we dig out and find soft or wet ground under the old slab, buried debris, roots or rock, we'll stop, show you and agree on any added cost in writing before we go on, and changes you ask for after the estimate are handled the same way.
Estimates are good for the period written on them, because material prices change.
Scheduling, weather and cancellation
We set a pour date with you once you accept the estimate. Rain, freezing temperatures or hard heat can move that date, and we'll reschedule rather than pour in conditions that leave you with a weak slab.
Delays from weather, material supply, inspections or anything else outside our control aren't a breach of our agreement. If you need to cancel or move your date, call us at (615) 716-3053 as soon as you can, because once we've ordered concrete, set forms or started digging, you may owe for the work done and materials ordered as your contract describes.
Payment
Your estimate or contract spells out any deposit and when the balance is due. If a payment is late, we may pause work until it's paid, and you'll be responsible for reasonable collection costs where Tennessee law allows.
Your part of the job
You agree to give our crew and equipment clear access, to tell us about private lines we can't see, like sprinkler pipes, septic parts or yard wiring, and to make sure the work stays on your property. Your contract will say who is responsible for any permit or HOA approval the job needs.
Keep people, pets and cars off new concrete for the times we give you. Curing is the slow hardening that gives concrete its strength, and using it too early can mark or crack it.
What to expect from new concrete
Concrete shrinks as it cures, so some cracking is normal. We cut control joints, straight grooves that give the slab a planned place to crack, and most cracks will follow those lines instead of wandering across the surface.
Hairline cracks, small color differences between pours and light surface wear aren't defects. Damage from loads heavier than the slab was built for, de-icing salt, tree roots, ground movement or drainage changed after we leave isn't our responsibility.
Our guarantee and warranty limits
We guarantee your satisfaction with our work, so if something isn't right, call us and we'll come look at it. Any written warranty, how long it lasts and what it covers will be in your contract.
Beyond that written warranty and what Tennessee law requires, we make no other promises about the work or this website, stated or implied, including promises that the work will suit a particular purpose. The website is offered as it is, and while we try to keep it accurate, we can't promise it's always error-free or available.
Limits on our liability
We're responsible for doing the work we agreed to, and doing it in a workmanlike way. As far as Tennessee law allows, we aren't liable for indirect losses like lost use of a driveway or lost income, and our total liability for a job won't be more than what you paid us for it.
Nothing on this page limits any liability that the law doesn't allow a business to limit.
Settling disagreements and governing law
If you have a problem, call us first, because most issues get settled with a visit and a straight conversation. If we can't work it out together, either of us can take the matter to the state courts in Tennessee that serve the Franklin area.
These terms and any work we do are governed by the laws of the State of Tennessee.
Changes to these terms
We may update these terms from time to time, and the version on this page when you use the site or sign your contract is the one that applies to you. If you have questions about them, reach us through our Contact page or call (615) 716-3053.
